Why Property Buyers Need an NIE
Spanish law requires all property buyers and sellers to have an NIE number. It is needed for:
- Signing the purchase contract (escritura)
- Paying property transfer tax
- Registering the property in your name
- Opening a Spanish bank account to transfer funds
Without an NIE your completion cannot go ahead — regardless of how close you are to exchange.
How the Process Works
Step 1 — Passport Copies
We require every page of your passport including blank pages. This is a strict Spanish authority requirement.
Step 2 — Power of Attorney
We provide you with a Power of Attorney document which must be signed before a Notary. This allows us to apply on your behalf without you needing to travel to Spain.
Step 3 — We Handle Everything
We manage the full application with the Spanish police on your behalf.
Step 4 — NIE Issued
Most NIEs for property buyers are completed within 2–5 working days.
Don't Leave It Too Late
